Home building soars in Denver area - Inside Real Estate News

Home building in the Denver area rose by 43.4 percent in the first four months of the year, compared to the same period in 2011, according to a report released today.

An increase in building permits for single-family, detached homes is a trend for more than a year, said Jeff Whiton, President and CEO of the Home Builders Association of Metro Denver, which released the building permit report.

?This is 13 months in a row in which builders have pulled more permits than in the same month a year earlier,? Whiton said.

?Everybody had high expectations for this year and we have met those expectations,? Whiton said.

From January through April, builders pulled 1,483 permits for homes, compared with 1,034 in the first four months of last year. In April, builders pulled 440 permits, 41 percent more than the 312 in April 2011.

The report includes the counties of Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas, Elbert and Jefferson, as well as all of the municipalities in those counties.

The county with the most activity was Denver. Builders pulled 250 permits through April, 44.5 percent more than the 173 in the first four months of 2011.

Builders are benefitting from a low-supply of resale homes. The inventory of unsold previously owned homes is down 42.5 percent in April from April 2011. Permits are an indicator of future construction.

?I?ve been getting calls from Realtors asking what new homes are available,? Whiton said. ?That is a little bit unusual. There just isn?t much out there to choose from.?? Not that there is a glut of new homes on the market.

?There is not much builder-inventory available,? Whiton said. ?It is getting to the point where we are going to start need to need to see some land development. We are running out of finished lots.?

A couple of years ago, only starter homes were sold. Many builders did things such as eliminate basements to keep the price down. That is starting to change.

?We are starting to see more demand for more expensive homes,? Whiton said. ?The sweet spot is still around $275,000. But we are seeing jobs being created at higher incomes. And with interest rates so low, affordability has never been higher.?

Whiton was recently talking to one custom-home builder to see if he would be willing to put one of his houses in the Parade of Homes.

?He built eight homes and all of them have been sold,? Whiton said. ?He told me he had no inventory to put in the parade. And this guy builds $1 million homes.?

Despite the big percentage increases, activity is still down by historical levels.

?We are probably going to have 4,000 to 4,500 starts this year, about 30 percent of where we used to be,? Whiton said. ?Almost all of the activity is in detached. The attached product, condos and townhomes, account for about 14 percent of the activity, while traditionally they account for about 25 percent.?

In the first four months, builders pulled 247 permits for attached home, 31.4 percent more than the 188 during the same period in 2011.

Apartment activity strong

Apartment activity showed the biggest percentage increase. Year-to-date, multifamily developers pulled 1,059 permits, 180 percent more than the 378 in the first four months of 2011. Apartment activity grew by a whopping 445 percent in April, with developers puling 730 permits, compared with 134 in April 2011.

One change in the market is the Century Communities replaced Richmond American Homes of Colorado as the No. 1 builder in the Denver area.

Century Communities pulled 329 homes through April, while Richmond pulled 283. Richmond, which is owned by Denver-based MDC Holdings Inc., pulled 444 permits during the same period last year, 36.3 percent more than this year. Century Communities, by contrast, pulled 19 percent more than the 275 permits it pulled in the first four months of 2011.

?Century Communities has been pretty aggressive,? Whiton said. ?They build a very good product in great locations.?

Century Communities builds from Broomfield to Colorado Springs. Its homes, for the most part, are priced in the $200,000s, although it has some models priced at more than $400,000.

Another concern, especially when traveling to a foreign country, is the need for translation of medical records. If you have something serious enough that may require follow up treatment, your doctor(s) back home may not have the ability to read Mandarin. Translation of medical records can easily run in the thousands but is a common benefit included in travel insurance plans.

If you are on Medicare you should be aware that you have no coverage outside the U.S. borders in most cases. Some (but not all) Medigap plans have limited coverage up to $50,000 for travel outside the United States.

Travel insurance policies are written on a "stand alone" basis but are best used as an adjunct to major medical coverage. As Karl Malden used to say, "Don't leave home without it".

Abstract

On January 1st, 1997, Hunan satellite TV transmitted programs officially through the Asian??satellite.Later, the entertainment program which leads the provincial satellite?s entertainments?first way?Happy Camping?enters every family. It blows the joyful tornado and attracts audience ratings. Thus, HuNan satellite TV gains the title of?China?s first entertainment channel?, HuNan TV ren are called?Television Xiang army?. But it was no long time that HuNan satellite TV fell into a serious loss.Since the steppes onto the commercialization path in 2003, HuNan satellite TV enters a golden age with channel operation and high-speed brand development, and it obtains a great success.In order to study the benefit and the influence that the media commercialization brings to the mass media, this paper takes the political economy of communication as the study direction and the commercialization of HuNan satellite TV is its study object, it studies this object with the audience orientation and brand image theories. Also, through the concrete data analysis of the audiences attention and the program coverage, it draws a conclusion that for mass media, media commercialization is the right way for it to get out of the difficulties. On its basis, the author analyze the problem which appears in the process of commercialization and propose some suggestions.

Switched On: Facebook's ecosystem dilemma

Despite amassing something close to a billion users, Facebook has mainly stayed true to the startup mantra of staying focused on a few core things. In this case, that has been promoting openness and sharing among friends and, increasingly, the world at large. Such was the case for its rival Google at the launch of the search company's IPO. Since then, however, the company has launched a pair of operating systems powering handsets and tablets around the world, a digital media store selling everything from apps to books, and its own social sharing service (at least twice).

With the vast capital infusion that comes with an IPO, Facebook has an opportunity to expand far beyond its own site and Like buttons that now line up in a row next to sharing buttons using Twitter and Google+. The company certainly has no love for Google and has kept Apple at arm's length, but it has had a strong partnership with Microsoft, which made a financially shrewd $240 million investment in Facebook back in 2007. Windows Phone would be a poorer experience were it not for its tight Facebook integration. James, Heat start tuning for East finals

MIAMI (AP) ? LeBron James shook a few hands, slapped a few fives, gave a few hugs.

That was the extent of his celebrating after the Miami Heat ousted the Indiana Pacers.

A return to the Eastern Conference finals ? no small achievement by any measure ? is nice, though it's far from the oft-stated goal for the reigning NBA MVP and the Heat. They'll host Game 1 of the East title series on Monday night against Boston.

"You can't just show up, no matter who you're playing against," James said Saturday, when the Heat resumed practice after taking one day off to rest up and recover from a grind against Indiana. "We have to prepare the same way we've done the first two rounds ? and even prepare ourselves even more. As the rounds go, the competition grows, so we look forward to the challenge."

The way James sees it, there's not a lot of reason for celebration yet. After all, he's not wearing the letters VIII across his upper teeth.

Over the past couple seasons, James has worn mouthguards with fangs, others with the Heat logo, and some with no adornments whatsoever. For these playoffs, he's broken out something new: A mouthguard embossed "XVI."

It doesn't take much to decipher what those Roman numerals are supposed to signify. It's 16, the number of wins that the Heat would need to capture the NBA championship. Miami has the first eight of those out of the way, but in this all-or-nothing season for the Heat, that's far from enough to satisfy anyone. Beating New York brought one or two quick moments of excitement, as did topping Indiana, but neither provided the ultimate moment.

"The first year in Cleveland, when we beat Washington in that first-round series, it was an achievement for not only myself and my teammates but for our franchise, which hadn't been to the playoffs in a long time," James said. "Those days are over. My aspiration is to go win a championship now. So those days are over."

They've been over for a while, of course. And as if anyone needed any reminder of the goal, James started wearing the "XVI" mouthguard. The idea came from Mike Mancias, a trainer who has worked with James for years, first in Cleveland and for the past two seasons with the Heat.

"We always look for inspiration throughout the playoffs and throughout the season to just kind of get me going," James said. "He knows that I'm a big Gladiator fan, of course Maximus, the Roman numerals, all that stuff. So that's where the inspiration came from. Sometimes I say I want something, sometimes Mike surprises me with a lot of it. I like that. I like the inspiration."

Of course, the main source of inspiration remains the championship trophy.

Saturday was essentially a tuneup day for the Heat, given that they couldn't exactly plan for an opponent because the Celtics' 85-75 victory in Game 7 was still hours from tip-off.

Miami practiced again without All-Star forward Chris Bosh, who remains sidelined indefinitely because of a lower abdominal strain that kept him out of the final five games of the Indiana series. Bosh has been able to resume some light conditioning work, but his return to the court hardly sounds imminent.

"For me, it's my responsibility right now to prepare this team without him," Heat coach Erik Spoelstra said. "If and when it gets to a point where he starts to emerge into the picture, we would gladly deal with that, because we're a more dangerous offensive team, a more dangerous defensive team when he's in the mix. But for our mental state of health, I love you Chris, but our preparation is without him."

Without Bosh, James and Dwyane Wade predictably were asked to do more, and responded.

Wade scored 99 points in the final three games of the Pacers series ? all Miami wins ? while James scored 98 points in those games. James finished the six games against the Pacers with 65 rebounds, his most ever in a postseason series, topping the 60 he grabbed in a seven-game matchup with Detroit in 2006. And Spoelstra isn't shy about suggesting that the Heat need Wade and James to stay at that level to keep winning, saying Saturday what happened in the last three games against Indiana "has to be the norm."

Wade and James indicated they welcomed that.

"You prepare to go out there and try to play at a high level," James said. "Does it always happen that way? It doesn't. Sometimes the ball just doesn't go in for you. We're not just shooting all layups. We're also making jumpers and floaters and things of that nature. He said the right thing. He said the right thing to just keep us on our toes and let us know we can't have a relaxed moment."

The dozen housewives who gathered in a Rome hotel on a recent afternoon took their work terribly seriously, rating plates of pasta for chewiness, saltiness, gumminess or done-ness ? that perfect balance known as "al dente," or firm to the bite.

Pasta is serious business in Italy, and the recent blind taste test organized by the world's biggest pasta maker drove home that an awful lot of thought goes into making the simple combination of durum wheat semolina and water from which Italy's national dish is made.

"The simpler it is, the more testing it takes," said Stefania Fochi, in charge of consumer testing for market leader Barilla, which organized the taste test.

Pasta sales worldwide have grown steadily over the past three years, to ?22.3 billion ($28 billion) last year, according to Euromonitor research. In Italy, however, sales have fallen steadily over that same timeframe as the economy suffers and stores are forced to offer discounts. National pasta sales dropped to ?2.7 billion ($3.4 billion) last year from ?3.1 billion ($3.9 billion) in 2009 ? meaning spaghetti makers in these days of austerity need to try harder to keep their customers loyal.

Granted, in Italy, it's not a huge challenge given that most Italians eat a plate of pasta ? be it spaghetti alla carbonara, penne al ragu or orecchiette with broccoli ? at least once a day. But they are terribly discerning customers: A noodle is not just a noodle.

"Some were sticky, some were good, al dente and cooked the right amount of time," said Stefania De Rossi, a 46-year-old mother of three who was selected for the taste test because of her family's daily pasta habit. "I liked the last one (identified only by its code name: V36). It wasn't super smooth, it was a bit rough but seemed better."

Her pickiness stems in part from Italians' particular obsession with food: Eating in Italy is taken very seriously on both a family and cultural level. The museum, which is currently closed for renovations, seeks to enlighten visitors about pasta's past, including the very Italian origins of dried pasta, the stuff that comes in packages and can be preserved, as opposed to egg-based fresh pasta that must be eaten quickly.

It turns out Marco Polo didn't bring spaghetti to the West from China. Rather, Germoleo said, the earliest known origins of dried pasta date from 12th century Sicily. The Norman king of Sicily, King Ruggero II, instructed a geographer to write a book about all that was known of the world.

In 1138, the geographer, Idrisi, reported back that the settlement of Trabia, west of Palermo, was making a type of vermicelli that was "sufficient to provide not only for Calabria but also the Muslim and Christian territories, where numerous cargoes are sent by sea," according a citation of the book in a museum publication, "Time for Pasta."

"This debunks the myth that Marco Polo brought it from China," Germoleo said. "Dried pasta is absolutely Italian."

Agostino Macri, a food security expert at the National Consumer's Union, said that pasta was in the "genome of Italians."

"A good dish of pasta puts you in a good mood," he said. But he cautioned against going overboard in consuming it, particularly with specialties like spaghetti all'amatriciana, a heavy dish using tomatoes and bacon-like pancetta that is common on Roman trattoria menus.

"It has a lot of calories," he warned.

The pasta that was served to the blind tasters had none of that: simply spaghetti tossed with a dash of olive oil. Each of the five brands tested ? Just follow the BNI training to the letter and you should do fine. That?s the benefit of BNI over many other networks ? they have a system and a process and they measure it. Brilliant!

Since BNI is all about referrals, you must get to know each of the members and what their business is about. And vice versa.

It?s less about being ?friends? (although you may certainly make some in your group) than it is about thinking of the members as your ?sales team? ?. and you are on their ?sales teams? too.

What would you want to know about the people on your ?sales team?? What would you want them to know about you? And also about your business so they could refer you with confidence?

You?ll learn how to do that when you take your MSP training after you join.

Keep these in mind ??

- Practice your 60 second educational. Map out 50 weeks worth of lessons.

- Make sure each week you tell something new about what you do.

- Take your MSP as soon as possible.

Tara Fass: Clarifying Questions for Dating Singles

After the divorce, when the time feels right to start dating again, there are a few things to keep in mind.

What is going on with another person is not always obvious on the surface. Imagine if you could gather information and therefore pay more attention to the depth of another person with some well-placed and well-intentioned questions as you get to know them.

It's better to ask these questions silently at first -- and to just be observant. Watch your date's meta-communication behaviors and body-language responses carefully, taking into account respiration, eye-contact and speech pattern. Try to hear and accept their words but verify with actions.

The first and third questions below are the biggies and contain a treasure trove of information in deciding if this is a relationship to pursue. The middle question is informational and more about potential compatibility in terms of daily routines.

The order in which these questions roll out is up to you. All three can be in play simultaneously. Are there too many red flags with any of these questions? If so, bow out as gracefully as possible while you can.

1.Foundational Questions: What is your relationship like with your mother, father and siblings? Chances are the answer is some mixture of a bittersweet work in progress. Even in the best relationships require work. You need to hear what's good as well as what's getting better. What's good and not so good in a person's family of origin is likely to be mirrored in your dating relationship.

If you progress in dating, you will likely get to know the people in the answers to the question. That's when you will be tested. What's working out with one's parents is only the start. There are also in-laws, and half- and step-children with whom you'll have adult relationships.

2. Aggregate Questions: What are your rituals? What was the name of and last time that you read a book? How many hours a week do you work, watch sports or business news on television? What's your faith practice? How about playing video or computer games and hanging out on the Internet? Do you watch or participate in porn? What are your hobbies? Where do you like to vacation?

3. Kicker Questions: Is there anyone else who thinks you are their significant other? A dear friend alerted me to this one. You would think that a person is on the market on if they are truly free, but this isn't always the case in this age of ambivalence. The person who appears free may be in fact in an ambivalent relationship. Chances are they can't tell you, but will show you and maybe tell you if you ask the right way.

With all of these questions, listen hard and watch closely for what is revealed and hidden. What is the other willing to tell you, if you can catch it?
